Median prices in Winter Park (32789 & 32792) and the Audubon Park/Colonial Town (32803) have appreciated roughly 17% and 24%, respectively, compared to the 3rd quarter of last year, while prices in College Park (32804), Maitland (32751) and Baldwin Park (32814) have remained relatively flat. That appreciation value is still considered average, but I anticipate both pricing and sales will continue to rise over the next year to 18 months. That is encouraging news for all of us and the sustained long-term growth of our area. These figures would be higher if the downtown Orlando area (32801) was removed from the analysis. Sales dipped 8.1%, which I attribute to the higher number of condo sales. I do expect that these figures will improve, as many of these sales were lower priced condominiums and the inventory is shrinking. I also remain extremely encouraged with the significantly lower number of distressed properties. Currently, they account for only 6.4% of the local housing market compared to 15% last year. The number of distressed properties (both bank foreclosures and short sales) is the lowest number in six years! I am confident we will see these figures continue to fall, and it is realistic to see those numbers below 3% by the end of 2016. I urge all homeowners to focus on one consistent number: the sales price to list price ratio, which stands at 97%. That figure throws water to the thought that "I need to have a big negotiating cushion." Nothing could be farther from the truth. Overpricing your home is a waste of time and will work against you. Consulting with a realtor to develop the best marketing strategy will ensure that your home sells quickly—and at the best price. A decrease in Closed Sales in the Under $250,000 tier coupled with increases in higher pricing tiers indicate that some neighborhoods have "graduated" into higher pricing tiers.
