Here is an excellent checklist to prepare you for a smooth closing. • Home Inspection: Approve all agreed-upon repairs from the building inspection completed by the seller. • Final Loan Approval: Make sure you have submitted all of your nancial documents, and your mortgage lender has provided you with nal approval. Cgralatis, Welce He ! • Homeowner's Insurance: Conrm that your homeowner's policy is ready to go into effect the day of closing. • Final Walk-through: Not to be confused with a home inspection, the nal walk-through— typically happens 24 hours before closing. Depending on the terms in your contract, the seller's belongings may be gone. Test all major appliances, light xtures, toilets, windows, doors, pool pump—and anything you can think to test. Take your time and bring any unwelcome surprises to my attention. • Closing Disclosure: At least three business days before closing, your lender must send you a Closing Disclosure. Review each cost carefully and compare it to your original Loan Estimate, which you received soon after applying for the mortgage. This form lists all nal terms of your loan, such as closing costs and the details of who pays and receives money at closing. It listed the estimated interest rate, monthly payment, and total closing costs for your loan. If any numbers have changed, ask your lender why. • What to Bring: Make sure you bring a photo ID and any outstanding documents or paperwork for the title company or mortgage loan ofcer. Bring a certied or cashier's check or conrm the banking wiring instructions to transfer your funds. • Paperwork: On closing day, you'll sign about 50–100 pages of paperwork. Be patient; do not breeze through all the confusing legal jargon. Read each page thoroughly, and don't be afraid to ask questions.
