To protect your investment and make sure your new home is, in fact, in good condition, a thorough home inspection by a reputable professional is vital. An inspection should uncover any potential issues, so you have a complete picture of what you're buying. You only have a nite amount of time to perform this inspection, stated in your contract. The clock is ticking. It is certainly acceptable to have friends or family preview the property but hiring a highly qualied home inspector is worth every penny of the $300-$500 costs. Membership in organizations such as the American Society of Home Inspectors can give you some assurance about an inspector's professionalism. While an inspection will give you an idea of a house's overall condition, hidden problems such as pests, mold, or asbestos might not be covered. It also will not include problems in areas below ground or otherwise inaccessible to the inspector, like septic tanks. To identify those types of issues, you will need additional inspections. Make every effort to be present for the inspection. If you have questions about potential issues or how to take care of parts of the home, feel free to ask the inspector, however, be careful not to get in the inspector's way. Don't start inspecting the home yourself. You might interfere with the results. If you cannot attend the inspection, you should meet with the inspector to go over the report in detail. Almost all home inspections—even new ones uncover some concerns. Some are minor and can either be ignored or request repair by the seller. Critical issues such as water damage are warning signs you need to address in detail and possibly resolve by further negotiating the terms of the purchase contract.
